Remodeling Need
The goal for this Falls Church family was to modernize the original 1957 section of their home and expand it to accommodate their growing needs. This involved constructing a new first floor addition to replace an existing addition to the home. The new addition would provide essential space, including a sunroom, primary bedroom, closet and bathroom.
The primary focus of the remodel was to ensure accessibility for their son, prompting the inclusion of a universally designed bedroom and bathroom. As part of the renovation, our clients also needed to update the kitchen and downstairs bathroom to improve accessibility.
Solution
After collaborating with our design team, significant changes were made to improve the home’s livability and aesthetics, while making the home more accessible for the family.
The existing long bedroom was expanded to create two separate spaces: a bedroom with an ensuite bath, and a sunroom. The rear space was transformed into a sunroom incorporating new windows, adding sliding patio doors, and shiplap interior trim.
With a focus on accessibility, the bathroom was meticulously designed to cater to diverse needs. It boasts a roll-in shower, non-slip flooring, lever-style faucets, spacious floor layout, and wide doorways. The space is adorned with elegant Matte Black Delta vanity faucets, a sleek Kohler sink, and Wellborn MDF cabinets featuring the Saybrook door profile in a sophisticated satin oyster finish. Completing the ensemble is the luxurious QMSI quartz vanity top in Calacutta Miraggio Gold, adding a touch of opulence to the space.
Similarly, in the kitchen, accessibility takes center stage with thoughtfully planned features. The design incorporates accessible countertops, storage solutions, ample clear floor space, and well-defined pathways, all geared towards facilitating seamless movement and usability. A spacious working pantry was installed, offering ample floor space for easy accessibility and featuring a variety of innovative amenities.
The space exudes elegance with Wellborn cabinetry, once again featuring the Saybrook door profile and satin oyster finish, beautifully complemented by matte black faucets and accessories. The striking QMSI quartz countertop in Calacutta Miraggio Gold makes a return appearance, perfectly paired with Bianco Gloss Wall Genesi tiles for a stunning backsplash that adds both style and functionality to the kitchen.
Last but not least, on the second floor, we expanded the Owner’s Suite with a larger walk-in closet and incorporated an office space.
Challenge
At least two prior additions, constructed by different contractors at different times, presented a challenge. Our plan involved demolishing a small addition, adding second-floor space atop another addition (requiring modifications to the existing roof framing system), and reconfiguring the original build. The engineering proved intricate, and complexities multiplied upon opening the walls during demolition to assess the framing. To maintain momentum and meet our original goals, we made significant mid-project adjustments.
Result
This first floor addition and kitchen remodel were meticulously designed to maximize functionality, ensure improved accessibility, elevate aesthetics, and create a safe and comfortable living environment.
