Remodeling Need
These Arlington homeowners came to Schroeder Design Build with plans from their own architect, and our team collaborated closely with both to bring the vision to life. The design called for a smooth stucco look—but without the high cost of real stucco—so our construction team identified creative solutions to achieve the desired aesthetic more affordably.
Because the home also needed to meet the city’s strict stormwater management requirements, we carefully designed and built the property to ensure compliance. In Arlington, homeowners are responsible for managing stormwater systems on their private lots, maintaining water flow, and preventing pollutants from entering the system. Our team worked within these guidelines to deliver a home that’s both beautiful and environmentally responsible.
Design Solution
Our design team worked closely with the homeowners and their architect to coordinate finishes and bring their vision to life. To achieve the look of smooth stucco without the high cost, we recommended James Hardie sheet siding—a durable, long-lasting alternative that mimics the texture of stucco. The design incorporated battens to cover seams, complemented by a modern white-and-black palette with coordinating stone for a clean, contemporary aesthetic.
To meet Arlington’s stormwater management requirements, we implemented several sustainable design solutions. Working with a civil engineer, we installed dry wells in the front yard to collect and store rainwater underground. We also designed a front planter box and a larger side planter to function as rain gardens, capturing and filtering runoff while reducing drainage issues. Downspouts were directed into these planters to maximize water absorption, and the homeowners chose to further conserve water by collecting roof runoff into a cistern located on the back porch.
For the driveway, walkway, and patio, we used permeable pavers, which allow rainwater to soak into the ground rather than run off. This not only reduces sediment and pollutants entering the stormwater system but also promotes groundwater recharge, helping sustain local streams between storms.
Result
The remodel delivered a stunning, contemporary home that met both the homeowners’ aesthetic goals and Arlington’s stormwater management requirements. Durable James Hardie siding achieved the sleek look of stucco, while integrated rain gardens, dry wells, a cistern, and permeable pavers created an environmentally responsible design that reduces runoff, enhances groundwater recharge, and ensures long-term durability and beauty.
