A winning project manager demonstrates a strong commitment to caring for clients, ensuring their needs are met with empathy and attention. The individual should be results-driven, able to get things done efficiently, and display a strong work ethic. A passion for problem-solving is also crucial, as it enables the individual to navigate challenges and find innovative solutions.
In addition, you will have High School Diploma and/or a degree in construction management with five (5) plus years’ experience in residential remodeling and/or project management; mastery of local Virginia Building Codes and Inspection processes; the ability to read architectural and structural plans; foundation and framing experience; build and run construction schedules that meet the client’s and company’s needs; be proficient with various forms of technology including but not limited to Word, Excel, Outlook, with bonus points but not required for Job Tread, CoConstruct, Blue-beam, Revit, 2020, and Proest.
Your Essential Duties
Office:
- Studies and debugs architectural/structural drawings, building codes, job estimates, trade proposals, take-offs, materials specifications prior to the project start.
- Prepares lumber take-offs for review by the Construction Manager, and work with the Production Coordinator to order material in a timely manner.
- Brief the field team on project and their individual roles and responsibilities.
- Builds, maintains, and coordinates the construction schedules
- Communicates manpower needs, challenges, and requests assistance where needed.
- Approve and codes invoices/work orders/receipts weekly for job cost accounting, generate bi-weekly cost-to-complete reports, maintains daily job logs, and documents construction process with photos as needed.
- Reviews the field team timesheets and reports excessive labor hours immediately.
- Prepares for and attends department, field and company meetings
- Assists with fielding warranty calls and coordinates repairs to ensure warranty commitments to our clients are kept.
- Serves as a liaison between field staff and office staff.
Field
- Attend trade walks, pre-contract meetings for future projects
- First line of communication with the client during the project and holds weekly client meetings, and field team meetings.
- Maintains on-site records including the building permit, permit stamped drawings, construction documents, shop drawings, specifications, etc.
- Schedules, supervises, and clears obstacles/problems for the trades and field team.
- Coordinates material delivery, storage and returns with office staff and/or suppliers.
- Schedules building inspections in a timely manner and meets the Inspectors on site.
- Coordinates minor additional work orders and directs office on postings
- Adheres to job start and close out procedures and ensures field staff does the same.
- Collects and turns in all Project Draws on or before their due dates.
- Performs quality walks with the field team, trade partners, SDB leadership, and the client working towards a ten-item or less punch list.
- Maintains a safe work environment and assures quality control.
- Ensures job-site compliance with OSHA safety policies, EPA lead safe practices, and asbestos remediation policies; and ensures all field team and trade partners adhere to them.
- Sets the example for team members in areas of personal character, commitment, organizational skills, and work habits.
